The last remaining undeveloped residential site at Thamesmead, South East
London is significant for the Thames Gateway and for London. The 25ha
development site is the only element of the
GLC-proposed development which
is yet to be realised. Formerly part of the Royal Arsenal, the site has a history
of contamination, but has not previously been planned in detail. Thamesmead
itself is most often associated with experiments in modern architecture during
the 1960s.
DLA were commissioned by Tilfen Limited in summer 2001 to produce a
master plan and development framework for the site, as part of a planning
application and EIA. The development framework has now been adopted as
Supplementary Planning Guidance by Greenwich Council.
Outline planning consent has been granted for 2000 homes with leisure,
specialist retail and hotel uses adjoining a new Thamesmead promenade
adjoining Thamesmead Town Centre. Key design elements of the scheme are
the relationship with the Thames river frontage, introduction of London ‘squares’
and the use of a thoroughly contemporary interpretation of historic London.
