The Baytree Logistics Development Ltd ‘Baytree Milton Keynes’ industrial and distribution units recently became fully operational and pre-let.
The site, which comprises 2 logistics buildings in Fenny Lock, were built to a superior architectural design, and follows the award-winning success of Baytree Dunstable, delivering two BREEAM ‘Excellent’ EPC A rated units on an irregularly shaped site with challenging ground conditions and topography.
Additional industry firsts delivered by the project team included; the delivery of a ‘digital twin’ to ensure that the buildings are run in the most efficient way possible in the future thereby maintaining the high environmental credentials already achieved, roof top gardens above out-boarded office pods to enhance the well-being of employees and 50% less columns in the warehouse allowing occupiers greatly enhanced flexibility on their internal use of the building.
DLA worked as planning advisors alongside a team of co-consultants consisting of; Savills, Chetwoods, KAM Project Management, DeltaSimons, Burrows Graham, Aspect Landscape Planning, KTA, Colliers and Burbage Reality in partnership with Glencar Construction. The development transformed a former highway reserve and overgrown spoil heap into much needed logistics space for Tutti Bambini and Ideal Bathrooms. The prime industrial site is an excellent outcome for the great client and professional team, in a highly accessible and developing city that is ‘unique by design.’
