Baytree Nuneaton Shortlisted for Best Project

David Lock Associates, alongside our client Baytree Logistics Properties, have been shortlisted for the RTPI West Midlands Awards for Planning Excellence 2024, in the ‘Best Project’ category for Baytree Nuneaton.


The project consisted of the transformation of former arable agricultural fields and a backfilled quarry, into a BREEAM ‘Outstanding’ logistics hub. Notable features include 65,000m2 of roof top PV, a balancing lake, 2 MUGAs, allotments, a ‘well’ plaza overlooking a matrix of wildlife habitats, a climbing wall and the UK’s largest glulam office pod.  We played a key role, working collaboratively with a multi-disciplinary team of co-consultants, stakeholders and contractors to bring forward the development of the award-winning logistics facility.  Delivered through a range of different planning stages from: outline permission to full implementation via a series of s73 submissions, two Deeds of Variation, reserved matters, s106 compliance, and condition discharges. Collaborative working with Nuneaton & Bedworth Borough Council officers helped fast track the 92,904m2 development. Within 3 years of the outline application being conditionally permitted both buildings were occupied by tenant Rhenus Warehousing Solutions.
